I’m hearing this all the time at the moment.

I’ve been speaking with so many buyers in the US and overseas who are planning a move to Ireland, but there’s one big problem:

They need to find and secure their home before they get here.

And trying to buy a property in another country — from thousands of miles away — can feel almost impossible.

That’s exactly where I come in.

I become your eyes, ears and representation on the ground in Ireland.

I can view properties for you, give you honest feedback (including the things you won’t see in the listing photos), assess the location, research comparable sales, speak directly with selling agents and negotiate on your behalf.

I’ll also coordinate with solicitors, surveyors and the other professionals involved, keep everything moving while you’re overseas and guide you through the Irish buying process from beginning to end.

I’m currently working on a really exciting renovation and design project for a client’s Dublin apartment, helping to transform the space into a stylish, functional home that truly reflects their lifestyle.

One of the things I love most about property is that it doesn’t stop at finding the right home. Sometimes it’s about seeing the potential, reimagining a space, and creating something special from the ground up.

Offer accepted... survey complete... now what? 🏡

This is where the legal side of buying a property in Ireland really begins.

Once your offer is accepted, the seller’s solicitor sends contracts and title documents to your solicitor for review. This is where your legal team starts digging deeper into things like:

Who legally owns the property
Planning permissions or extensions
Boundary issues or rights of way
Management company details (if it’s an apartment)
Any legal issues that could affect resale or finance

At the same time, your mortgage lender (if finance is involved) will be finalising loan documents and valuation requirements.

Once your solicitor is happy, your survey is complete, and your finance is in place... you sign contracts and pay your contract deposit.

This is the big moment because once contracts are signed, the deal becomes legally binding.

This is exactly why having a sharp solicitor, surveyor, broker, and buyer’s agent around you matters. One missed detail at this stage can become a very expensive problem later.

Getting your offer accepted on a property is a huge milestone... but in Ireland, this is where the real work begins.

Your next steps usually look like this:

Your booking deposit is paid
Your solicitor receives sales advice from the estate agent
A survey is arranged to check the condition of the property
Your lender or broker moves to valuation stage (if finance is involved)
Contracts are reviewed before you legally commit

This is why having the right team around you matters. A strong buyer’s agent, a proactive solicitor, an experienced surveyor, and the right finance team can make the difference between a smooth purchase... or a stressful one.

Buying a home is never just about finding the property. It’s about having the right people around you from day one.

Unpopular opinion... buying an investment property

Unpopular opinion... buying an investment property in Dublin is not the hard part. Buying the wrong one is where investors lose serious money.

I see investors focus on purchase price, rental yield, and location... but completely miss what can quietly destroy a deal:

Poor tenant selection
Management companies with ongoing disputes or major sinking fund issues
Defective apartments with fire safety, structural, or remedial work concerns
Developments with high investor ratios and poor resale demand
Cash flow that looks great on paper... until reality hits

Not every “great deal” on the market is actually a great investment. Some properties look perfect online and can become financial headaches the moment contracts are signed.

And here’s the controversial part... some investors spend more time choosing a kitchen finish than reviewing management packs, service charge history, or who their future tenants might be.

That’s not investing. That’s gambling.
